1. What we provide

Investor Deal Desk generates an automated underwriting report from the property inputs you supply. All financial figures are computed by a deterministic engine; narrative sections are AI-generated from those figures. Reports are informational only.

2. Your inputs

You are responsible for the accuracy of the data you submit (prices, rents, expenses, financing terms, comps). Our analysis reflects your inputs. Reports may be automatically held for review if inputs are internally inconsistent or outside sane bands.

3. No advice; no relationship

Nothing in a report is investment, legal, tax, lending, or appraisal advice, and no client, fiduciary, or agency relationship is created. Consult licensed professionals and obtain a professional inspection and appraisal before transacting.

4. Limitation of liability

Reports are provided "as is." To the maximum extent permitted by law, Investor Deal Desk is not liable for any decision made in reliance on a report.
