Short answers, each describing what the product actually does.
How does this work, start to finish?
Pay for a tier, and an intake link arrives by email. Enter the property's numbers — rents, price, financing, condition. A deterministic engine underwrites it, grades it A+ to F, and the branded PDF report is emailed to you. No human in the loop for the happy path; see a sample report.
What does “deterministic” buy me?
The same inputs always produce the same grade. No model rewrites your numbers, no reviewer has a mood, and every grade is recorded in an immutable ledger before the report is delivered. If you re-run the same property, you get the same answer.
What numbers are in the report?
Cash flow, cap rate, cash-on-cash, DSCR, GRM, expense ratio, break-even occupancy, the 1% rule, trapped equity, a five-year exit scenario, and a five-year IRR covering the hold and the sale. Where a figure is undefined — an all-cash deal has no DSCR, a deal that never pays back has no IRR — the report says n/a rather than inventing one.
Why does the intake ask whether I own the property?
Because it decides what the cash-flow figure means. On a property you own with actual rents, it is money arriving; on one you are evaluating, it is a projection. The two are labelled differently everywhere downstream, and only owned properties ever count as measured income.
My order says it's held. What does that mean?
The engine found something anomalous in the inputs — the kind of numbers that produce a confident grade on a typo. A human looks at it before anything is delivered, and you get an email either way. It is the alternative to shipping a wrong grade quickly.
Refunds?
The policy is short and it is honored: refunds.
